Job Title: Project Manager – Residential (Management)

Reports to: General Manager/Senior Project Manager

General Job Description:

The Project Manager will be responsible for all aspects of assigned Projects from Contract award to Project closeout
including preparing shop drawings for review and approval, provide material takeoffs and fill out requisitions for
purchasing, produce shop work orders, process Change Orders, maintain budgets and arrange shipping to various
sites. The PM will work with in-house and external manufacturing personnel to ensure project manufacturing is
executed in a timely and efficient manner while maintaining integrity of design and will work closely with the
organization to ensure feasibility and costing of projects.
The Project Manager essentially oversees and coordinates, and manages all tasks and activities required to plan,
manage and execute the project on budget and on time. Management is not only limited to Construction delivery
team and subcontractors, but also applies to managing the client, design consultants and key procurement supply
chain stakeholders so as not to impact schedule.

The Project Manager performs the following tasks:

• Plan project and prepare project schedules to execute the project.
• Prepare and plan construction methodologies to be utilized on the job in accordance with project
specifications and contract docs as applicable. Review all details and assemblies.
• Assist estimator in preparation of cost estimates and documentation for contract bids and provide final
review.
• Source and procure all subcontractors & suppliers to complete the projects. Review all subcontractors’
scopes of work, check for coordination and award subcontracts in accordance with contract documents &
specifications.
• Review project scope and study building contract documents and coordinate work with Construction
superintendent and sub-contractors
• Coordinate project start-up & pre-construction activities to ensure customer’s safety, quality pre-qualification
and orientation
• Manage and coordinate document control including but not limiting review and distribution of all Issued for
Construction documentation and critical project documentation amongst subtrades and project stakeholders.
This also includes monitoring any changes and pricing as applicable.
• Prepare, submit and facilitate approvals for all change orders during the construction phase. PM to prepare
any changes <$5,000.00.
• Coordinate and manage all submittals, approvals, selections, shop drawings required for aspects of
construction ensuring information is distributed to all critical project stakeholders and facilitating timely
approvals.
• Managing all procurement items in accordance with project schedules.
• Consult with architects, engineers and other technical workers to make sure that design intentions and
technical resolutions are made promptly to mitigate impact on schedule, and ensure correspondence is
appropriately documented.
• Manage all project communication RFI, SI, CO’s etc.

• Document any delays, and provide supporting documentation for time delays as per contractual procedures
including issuance of all legal notifications as required.
• Support Project Superintendent throughout course of construction for procurement, planning and technical
resolution.
• Create quality control plan and manage to ensure required inspections are organized and coordinated with
the works.
• Sample products to determine whether they meet specifications and quality standards, and take corrective
action if necessary
• Analyze quality assurance data and make recommendations for improvement
• Ensure that building code regulations and standards are met throughout course of construction.
• Create Site Specific Safety Plan
• Prepare and submit for approval monthly progress invoices to the Owner/General
• Manager.
• Approve payment to sub-contractors by valuation of completed works
• Review all invoices and code invoices as applicable to the project manager’s assigned projects
• Ensure customer relations are maintained
• Update project schedule and provide progress updates & reporting to the client on a regular basis

Skills/Experience Required:

• Minimum of 8 years of hands-on carpentry experience, with at least 3 years in high-end custom residential
construction.
• Strong understanding of framing, finish carpentry, and other fine craftsmanship techniques.
• Minimum of 5 years of experience managing residential construction projects, preferably in a high-end or
luxury sector.
• Proven ability to manage multiple projects simultaneously while maintaining quality and deadlines.
• Strong understanding of residential construction processes, building codes, and permitting requirements.
• Familiarity with construction management software (e.g., Builder trend, Procore, or similar).
• Proficient with Contractual Law (CCDC) & Project Procurement methods

Measurement of Performance:

• Projects are planned to enough detail that they can be managed in a proactive and streamlined manner
• Schedules are accurate to allow Construction delivery to correlate and complete projects on schedule.
• Projects financials information is closely monitored and managed to ensure work is completed withing
Budgeted amounts. Any deviations or overruns are closely monitored and accounted for.
• All changes to projects are properly documented and properly accounted for in the job costing
• All project documentation is meticulously managed to accurately and promptly address and administer any
Delays, Extension of Time, and Change Orders, as per head contract requirements
• Ability to manage subtrades to ensure work can be completed as per fixed price quotes and prevent
overruns. All progress billing is carefully monitored to ensure no overpayments are paid. All SCOs are
managed in a prompt and efficient manner.

• Client satisfaction is maintained

Job Title: Construction Superintendent (Management/Operations)

We are currently seeking a skilled Construction Superintendent to oversee the daily operations of our construction
projects, ensuring they are completed on time, within budget, and to the highest standards.

General Job Description:

The Construction Superintendent is responsible for coordinating and supervising all resources onsite to complete the
job. The superintendent overseas and manages the project onsite from day to day and is ultimately responsible for;
equipment operators and work crews as well as managing all materials, equipment, labor and subtrades and will
generally be working across multiple jobs.
They will also be responsible for managing, documenting, and ensuring conformance with; Daily reports, HSE Site
safety work plans are implemented and continually updated as per changing site conditions, Quality Assurance
Checklists are being filled out and signed off at each stage.

The Construction Superintendent performs the following tasks:

• Interpret building plans, regulations and codes of practice to direct progress of the work, make sure that
specifications and regulations are followed and proper methods and materials are used.
• Coordinate company resources with Project Managers and other Superintendents across the sites. Maintain
plant & keep equipment in good working order to facilitate efficient operations
• Creating 2-4 week lookahead schedules to meet schedule deadlines and ensure all materials are ordered well
in advance of being required
• Schedule all deliveries for materials, manpower and plant including concrete, pumps, cranes, etc. Arrange
supplies of material with PM, in line with 2-4 week lookahead schedules
• Maintain discipline of site crews. Organize and co-ordinate all work crews, equipment operators & sub trades
• Train and assist operators/personnel to carry out their quality control functions and ensure personnel are
competent for given tasks
• Provide daily reports to the Project Manager, maintain daily logs as to time and personnel on site, deliveries,
daily progress, and changes in scope of work, as required.
• Attend job meetings, perform site orientations, and safety meetings and meet with professionals as
necessary
• Review project and keep PM informed of progress, problems, and anything that will hinder the job from
being completed on time and on budget
• Maintain site records of visitors, accidents, delays affecting schedule, unforeseen conditions and R.F.I.’s via
daily reports
• Direct any client queries, requests or changes to the Project Manager
• Execute any changes only after formal approval and with a written ‘Site Instruction or Change Order’ issued
by the Project Manager.
• Ensure company QA procedures and check lists are being completed at appropriate quality inspection points
during construction. Prepare Non-Conformity Report for all deficiencies, and co-ordinate completion of
deficiencies.
• Ensure work is executed to BC Building code compliance standards and design intent is met. Coordinate all
inspections with PM as required, and appropriately documented.
• Complete final inspection with commissioning agent, ensure company procedures and checklists are
completed.
• Undertake ‘walk-throughs’ with sub-contractors as needed and [a must) at substantial completion
• Ensure that project is clean, safe and secure for company tools and clients’ belongings.

• Design and implement safety regulations and standards via Safety Assurance tests and measurements.
Ensure all personnel are competent for given tasks and equipment.
• Ensure that the applicable government and regulatory agency policies are properly implemented and
maintained
• Ensure that all policies and procedures installed and implemented are in compliance with governmental and
regulatory agency guidelines and requirements

Job Overview

The Carpenter is responsible for constructing primarily commercial use structures. This includes building items such as concrete formwork (foundation footings, walls, columns, suspended slabs) stairs, making repairs to the internal and external structures and ensuring buildings/ structures are safe.

Knowledge of commercial & (some residential) construction and safe work practices, procedures, techniques, tools and equipment, materials, quality control, and general construction Safety. General Job Description

The Project Coordinator will support Senior Project Manager/Project Manager, and Construction Superintendent both in the field & office to provide administrative support as required to assist, manage and deliver the project from pre-contract through to delivery and commissioning.

The Project Coordinator is responsible for the following tasks:

  • Assists the Senior Project Manager and Superintendent with overall project performance including cost, schedule, safety and quality.
  • Assists in overall construction coordination, planning and identifying potential risks and resolving field technical issues.
  • Performs quantity takeoffs and surveys to manage contract progress and reporting.
  • Develops and maintains excellent relationships with our trade partners through activities such as issuing tender packages, defining scopes of work, answering inquires and monitoring progress.
  • Assists with change management and change order process, including pricing, processing, and assessing cost and schedule impact.
  • Administers request for information and shop drawing and submittal process.
  • Assists with pre-commissioning or commissioning.
  • Assists with overall project closeout, including archiving documents, maintenance, and warranty.
  • Identifies and assists in resolving field technical issues.
  • Assists the Senior Project Manager with awarding subcontracts, managing procurement schedules, ordering and tracking of materials; including providing PO as applicable.
  • Assist with review of production, updating schedules, review labour reports and assess performance complete. Forecast upcoming work and communications between trades and client.
  • Maintain daily communication with Site Superintendents and record daily construction activity.
  • Archiving of project binders, drawings and relevant documents for close jobs.
  • Attend project coordination and client, architect, engineer and design meetings as required.
  • Record accurate meeting minutes and circulate to attendee.

Skills/Experience Required:

  • Bachelor’s Degree or Diploma in Engineering, Construction Management, or a related field.
  • 3–5 years of construction industry experience.
  • Knowledge of the construction industry including equipment and techniques, drawings and specifications, building materials, quality, safety, construction sequences and building code.
  • Ability to apply basic engineering and problem-solving principles to construction challenges and present solutions.
  • Ability to create a comprehensive schedule and administer subcontracts and contract documents.
  • Ability to establish and maintain effective stakeholder relationships.

  • All reporting required by Senior Project Manager is completed within directed timeframes.
  • All Quality Control documents are completed at key stages of the project.
